Every tune-up follows the same checklist, door to opener:
We check the torsion or extension springs for gaps, rust and stretch, then test the balance. A balanced door stays put halfway open with the opener disconnected. When the tension has drifted, we adjust it.
We look for frayed strands and rust on the lift cables, check that they wind tight and even on the drums, and check the bottom brackets that hold them at the floor. Our guide to garage door cable maintenance shows the warning signs.
We check every roller for cracks, flat spots and worn bearings, tighten the hinges and track bolts, and line up the tracks so the door runs straight.
We set the opener's force and its up and down travel limits, so the door stops flat at the floor and opens all the way without straining the motor.
We line up the photo eyes, check the beam sits no higher than 6 inches off the floor, and lay a 2x4 flat under the door to test that it reverses. Thats the test the UL 325 safety standard uses.
We lubricate the moving parts as the door maker directs and check the bottom seal and side stripping for gaps, tears and daylight.
Preventative maintenance doesnt stop parts from wearing out. It finds the tired spring, the frayed cable or the cracked roller before it fails at 7 a.m. on a -30 °C morning.
A standard torsion spring is rated for about 10,000 cycles. Rust pits the spring wire and shortens that life, and loose hardware shakes the door a little further out of line every day. A yearly tune-up catches all of it while the fix is still small.
